PART 1

Initial Consult
Initial conversation to establish connection and purchase goals.
Buyer Representation Agreement
The Buyer Representation Agreement establishes our relationship as client and agent and our responsibilities toward each other. It also outlines fee structures, length of relationship, and any other agreed upon terms.
Funding Plan
Establish funding plan for your purchase whether it's securing proof of funds or starting the mortgage process with a lender.
Property Evaluations & Tours
Properties that fit your criteria will be evaluated to ensure value and any risk is understood. Tours will also be scheduled.

PART 2

Contract Writing & Negotiation
Offers will be crafted and sent to seller(s) of your chosen property or properties. Counter offers may be negotiated. Once a contract is accepted by both buyer(s) and seller(s), we enter the next phase.
Transaction Management
A transaction manager will assist in ensuring the administrative side of your purchase runs smoothly and as scheduled.
Escrow Period & Contingencies
During escrow, many contingencies must be navigated successfully to continue toward the closing table. You will be expertly guided through each one and constantly be advised of your options and outcomes. Multiple professionals will be involved in this stage to carry your purchase to closing - potentially including but not limited to - your lender, a surveyor, a termite inspector, a home inspector, and a home insurance provider.
Due Diligence
Due diligence occurs at multiple points during escrow depending on the nature of the property and the contract. Each opportunity for due diligence is designed to ensure you are made as fully aware as possible of any history, defects, improvements, and overall knowledge of the property as possible.
Closing
Once all sections and contingencies on the contract have been completed, waived or passed and once funding is secured, closing can occur.

PART 3

Resources
Stewardship begins at homeownership. I provide referrals for trusted vendors or services you may need during homeownership.
Ongoing Advising
Our relationship isn't over just because you closed. Contact me at any time with any question you may have regarding your own home or real estate and property in general. I am always present to assist.
Annual Property Report
Each year on the anniversary of your closing, I will provide you an updated property report which outlines its current value and your property's overall market outlook. This helps my clients stay attuned to their market as well as what their asset is worth.
